Using TennanSeed

Terms of service

Last updated 20 October 2026. These terms explain the current free service and the Enterprise subscription described below. A subscription starts only when you expressly confirm an order in secure checkout and payment is confirmed; displaying a price or creating an account does not start a subscription.

1. Who provides TennanSeed?

TennanSeed is operated by Oluwatomiwa Elijah Abiade, known publicly as Elijah Abiade, trading as TennanSeed as an individual operator. Correspondence address: 86–90 Paul Street, London, EC2A 4NE, United Kingdom. Contact: support@tennanseed.com.

2. These terms and your account

These terms govern your use of the TennanSeed website and property-operations service. By creating an account or using the service, you agree to these terms. If you do not agree, do not use the service. If you use TennanSeed for an organisation, you confirm that you are authorised to accept these terms on its behalf.

You must provide accurate account information, keep your sign-in credentials secure, and tell us promptly if you suspect unauthorised access. You must not share accounts in a way that bypasses access controls.

3. The service and its limits

TennanSeed provides tools for organising property information, maintenance work, compliance dates, costs and team activity. Features may change as the service develops. Unless expressly agreed otherwise, TennanSeed is an administrative tool and does not replace professional property, legal, health and safety, building-control, fire-safety, financial or other regulated advice.

You remain responsible for checking records, meeting legal duties and deadlines, assessing risks, selecting competent contractors and making decisions about properties. A reminder, status or report in TennanSeed is not a guarantee that a property complies with the law or that a task has been completed.

4. Free and paid plans

Core property-operation features are free. Enterprise costs £29 per workspace per month, payable in GBP in advance and renewing monthly until cancelled. It adds rent records, partial-payment history, CSV exports and private document uploads. The document allowance is 1 GB (1,073,741,824 bytes) per workspace, with a maximum of 10 MB (10,485,760 bytes) per file. Supported rent-record currencies are GBP, NGN, USD and EUR; currency conversion and tenant payment collection are not included. TennanSeed is not UK VAT registered and does not add UK VAT to this price. Your card issuer may charge currency-conversion fees. Any different price or applicable tax must be clearly shown before you confirm an order; we do not add undisclosed charges.

Only an authorised workspace owner can purchase a subscription. An account, free access, or complimentary launch access does not subscribe you or authorise a charge. Existing complimentary access is not automatically converted to a paid plan. No paid trial or annual commitment is offered. You receive the service after payment is confirmed, subject to any applicable cancellation rights.

You can cancel future renewals using Manage billing on the Pricing page, or email support@tennanseed.com from your account email identifying the workspace. Send an email cancellation before the next renewal is due; we use its receipt time when reviewing a renewal charge. Cancellation normally takes effect at the end of the already-paid period. Read and export access to existing records remains available under the free service; creating new rent records and uploading new documents requires Enterprise access. Cancelling does not itself delete your records.

For your first subscription, you may request cancellation and a full refund within 14 days of the initial payment, whether you are a business or an individual. Email support with the workspace and payment date; do not send card details. This voluntary policy does not reduce any statutory cancellation or refund rights. After this period, unused days in a normally cancelled billing month are not routinely refunded, except where required by law or where we agree a refund for a service problem. Approved refunds are returned to the original payment method; bank processing times vary. Renewal mistakes or disputed charges should be reported promptly to support.

If you are a consumer entitled to a statutory cancellation period, you may cancel by a clear statement or use this optional form: “To Oluwatomiwa Elijah Abiade trading as TennanSeed, 86–90 Paul Street, London, EC2A 4NE, United Kingdom; support@tennanseed.com. I give notice that I cancel my TennanSeed Enterprise subscription. Ordered on: [date]. Name: [name]. Account email and workspace: [details]. Address: [address]. Date: [date].” A signature is only needed if sent on paper.

Failed renewals do not extend paid access beyond the paid period. A refund, payment dispute or suspected misuse may require an access review. We retain existing records in accordance with the Privacy Policy. Any price increase will be communicated before it applies to a renewal, with an opportunity to cancel. Mandatory consumer protections continue to apply.

Property profiles and advertising authority

Enterprise also includes private property profiles, up to ten photos and five authority documents per listing, sharing the workspace’s 1 GB allowance. Photo processing reserves additional storage. Listings stay private until you make an accuracy declaration, consent to publication and a platform administrator approves the current revision. Approval is not guaranteed and does not certify legal title, condition, availability or photo authenticity. You must have permission to advertise, rights to the uploaded photos and accurate property information. Do not present stock images, renders or AI-generated images as actual property photographs.

Independent registry searches or professional confirmation may be required. External verification costs are not included in the subscription. Public listings require active Enterprise access; expiry hides them from browsing without deleting private records. You may withdraw a listing. Changes to its details or files require a fresh review. Public contact details and images may be copied by third parties; withdrawal cannot recall those copies. Private authority evidence is handled as described in our Privacy Policy.

5. Your content and permissions

You retain any rights you hold in information and files you submit. You permit TennanSeed to host, process, display and transmit that content only as reasonably needed to operate, secure and support the service and as described in the Privacy Policy. You confirm that you have the authority and lawful basis needed to upload and share the content.

Do not upload unlawful, misleading or infringing material, passwords, payment-card data, or personal information that is unnecessary for the property task. Do not use public issue-report links to disclose confidential information. You must not misuse the service, attempt unauthorised access, interfere with its operation, or use it in breach of law.

6. Workspace users and personal information

Workspace owners and administrators are responsible for inviting appropriate people, assigning suitable access and removing access when it is no longer required. Workspace members may see information made available to their role. You must not access, use or disclose another workspace’s information without authorisation.

Where you use TennanSeed to manage information about tenants, residents, staff, contractors or visitors, you are responsible for complying with applicable data-protection law and providing any required notices. Where TennanSeed processes personal information on your behalf, a separate data-processing agreement may apply.

7. Availability, suspension and termination

We will take reasonable steps to operate the service, but we do not promise uninterrupted or error-free availability. Maintenance, security incidents, third-party outages or changes may affect access. We may suspend or restrict access where reasonably necessary to protect users or the service, comply with law, address misuse or respond to non-payment under a paid plan, subject to applicable law and any contractual notice requirements.

You may stop using the service and request account deletion using the account-deletion page. Deleting an account may not immediately delete records that must remain available to other workspace members or that must be retained by law. We will handle deletion in accordance with the Privacy Policy and applicable law.

8. Intellectual property

TennanSeed and its branding, software and service materials are protected by applicable intellectual-property laws. Except for the limited right to use the service under these terms, no rights are transferred to you. You must not copy, resell, reverse engineer or exploit the service except where permitted by law or with our written permission.

9. Liability

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability that cannot legally be excluded for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or applicable consumer rights.

To the extent permitted by law, TennanSeed is an operational tool and you remain responsible for decisions made using its records and reminders. We remain responsible for obligations and remedies that cannot lawfully be excluded. If you are a consumer, this includes applicable rights to reasonable care and skill and remedies for services that do not meet the contract. These terms do not impose a contractual monetary cap on liability.

10. Privacy

Our Privacy Policy explains how personal information is handled. It does not replace any separate data-processing agreement required for workspace customers.

11. Changes and governing law

We may update these terms as the service develops. We will publish the current version here and take any additional steps required by law for material changes. These terms are intended to be governed by the law of England and Wales, subject to any mandatory legal protections that apply to you. Courts with jurisdiction under applicable law will determine disputes.

12. Contact

For service or legal questions, contact support@tennanseed.com. The operator’s legal name and correspondence address are listed in section 1.
